How do I tour an apartment and check out the community?

We’d love to show you around! For in-person tours, you can book one directly on the website, or contact our leasing office to schedule a tour. Please bring your ID to the tour.

 APPLICATION AND LEASING

How do I apply for an apartment?

Once you have found your desired floorplan on our website, you can submit an application via our online portal. Or just give the leasing office a call, they are happy to answer any questions you may have.

What documents do I need to provide for the application process?

To start your application, you'll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.

What are the income requirements to qualify for an apartment?

To qualify, your income should be at least three times the rent amount.

What is the lease term for the apartments?

We offer flexible lease terms ranging from 13 to 16 months, giving you the freedom to choose what best suits your needs. Ask us today about available units.

Can I sublease my apartment?

No. We do not allow subleasing to ensure the comfort and security of all our residents. 

Is renter's insurance required?

Yes, renter's insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.

How do I renew my lease?

Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.

Does The Park at Katy Trail offer affordable housing options?

The Park at Katy Trail does not participate in an affordable housing program at this time.

 MOVE-IN AND MOVE-OUT SUPPORT

Are there move-in or application fees?

Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and any move-in promotions.

Are there services to help with the move-in process?

The Park at Katy Trail provides access to freight elevators and loading docks to assist with your move. The leasing office also has some moving dollies available for check-out. Please coordinate with the leasing office to schedule your move-in.

Are there any restrictions on decorating or modifying the apartment?

You're welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit.

What happens if I need to break my lease?

If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees.

How much notice is required before moving out?

The leasing team will contact you 90 days before your lease is almost up. A 60 days' notice is required before moving out. Be sure to submit your notice in writing to the leasing office.

What is the process for moving out?

When you're ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine any damages and repairs required.

How long does it typically take to receive the security deposit refund?

A refund will be issued within 30 days of moving out in the form of a check.

FEES AND PAYMENTS

How much is the security deposit, and when is it due?

The security deposit varies by apartment type: $150 for a studio/one-bedroom, $250 for a two-bedroom, and $350 for a three-bedroom. It is due when you apply for your new home.

Are utilities included in the rent?

Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up their utilities prior to moving in.

Which Wi-Fi providers can I use?

You can choose from AT&T or Centric for your Wi-Fi/Cable services.

How can I pay my rent?

You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.

Are there any other monthly fees, such as monthly amenity fees?

There is a monthly amenity fee for pest control, package management, trash service, and other services provided. Contact the leasing office for more information.

 PARKING

Is parking available? Is there an additional fee for parking?

Yes, we offer secure gated garage parking for residents. Visitors and guests can park in the designated spots in the garage. Residents, guests, and visitors are required to register their vehicles to avoid towing.

Are there any restrictions on overnight guests?

Overnight guests are welcome but must park in the designated guest spots and register their vehicle to avoid towing, (subject to future changes).

Are there EV Charging stations?

Yes, we have universal Tesla Charging stations available in our garage for resident use. 

MAINTENANCE AND REQUESTS

How do I submit maintenance requests?

Maintenance requests can be submitted through the Sight Plan app. For urgent issues, please call our emergency maintenance team at (214) 838-0400, available 24/7 to ensure timely assistance.

How quickly are maintenance issues addressed?

Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.

 PETS

Do you allow pets in the apartments?

Yes, The Park at Katy Trail is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details.

Is there a pet deposit or a monthly pet fee?

Yes, there is a required pet deposit along with a monthly pet fee. The exact amount depends on the type and number of pets. Contact the leasing office for specific fees. 

What is the pet policy for specific breeds or sizes?

Certain dog breeds are restricted at The Park at Katy Trail, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions.

What onsite amenities do you offer to accommodate pets?

Take your leashed dog with you along the 3.5-mile-long Katy Trail, directly accessible from our apartment community. Mutts Cantina in Uptown, just a short walk away, is a dog-friendly restaurant and dog park where you can enjoy food and drinks with your pup on the patio. They even offer doggie snacks and treats, so everyone’s happy! 

AMENITIES AND FACILITIES

What amenities are available in the complex?

The Park at Katy Trail offers various community amenities, including direct access to the iconic Katy Trail and steps from Turtle Creek Park, a resort-style swimming pool with cabanas, outdoor kitchen with grills and dining space, fitness center equipped with the latest technology, stylish clubroom with modern dining, and co-working lounge with micro-offices, and flexible conference rooms for large and mid-sized gatherings. From tranquil courtyards to vibrant social spaces, every detail is designed to make life effortless and extraordinary.

Are there laundry facilities in the complex?

Yes, all apartments are equipped with in-unit, full-size washer and dryer facilities for your convenience.

Is there bike storage available on the property?

Yes, The Park at Katy Trail offers secure bike storage and repair onsite, located on level 1 of the garage in the South building. Your resident key fob is required to access this secure area. We are in one of the most bikeable neighborhoods in Dallas, with protected bike lanes alongside our property on the Katy Trail. Do the apartments have high-speed internet access?

All apartments are pre-wired for high-speed internet access. Residents can choose from AT&T Fiber or Centric Fiber. To install Wi-Fi in-unit, residents should schedule direct appointments with the provider of their choice. We happily provide high-speed Wi-Fi in the common areas free of charge.

How does package delivery work?

Package deliveries are accepted at The Park at Katy Trail in our secured package locker room located on Level 1 near the Elevator Lobby and Leasing Office. You can collect your packages 24/7 from the designated package room through the Luxor package system.

What floorplans are available at The Park at Katy Trail?

The Park at Katy Trail offers a range of floorplans, including one-bedroom and two-bedroom apartments with private balconies, terraces, or yards depending on the unit and floor. Check out our Floorplans page to see the latest available units.

Do you offer virtual tours of the apartments?

Yes, The Park at Katy Trail offers virtual tours for prospective residents. You can contact our leasing office to schedule a virtual tour.

Are furnished apartments available?

No, The Park at Katy Trail does not offer furnished apartments at this time. However, contact our leasing office for vendor partners that can assist you with furnishing your residence.

Are there any community events or activities organized?

Are there quiet hours in the community?

Yes, quiet hours are observed from 10 PM to 8 AM to ensure a peaceful environment for all residents.

How do I report a noise complaint?

If you need to report a noise complaint, please email us at theparkatkatytrail@willowbridgepc.com so we can address the issue promptly and ensure it is documented.

What nearby schools or childcare facilities are available?

The Park at Katy Trail is located near several schools and childcare options. Some of the nearby schools include Dallas Christian Academy, North Dallas High School, Alex W Spence Talented/Gifted Academy, and William B. Travis Academy. There are local options for daycare facilities nearby, like Merit Children’s Academy.

The Park at Katy Trail is centrally located in the most desired part of Uptown on Carlisle Street, with direct access to the Katy Trail and steps from Turtle Creek Park, between N Hall Street and Bowen Street. The Katy Trail is 3.5 miles long and runs from the West End and the American Airlines Center in the south, through the heart of urban Dallas past Knox Street, up to SMU and Mockingbird DART Station in the north, with plenty of pet-friendly and entertainment options along the route.

Biking: Along the building on Katy Trail, there is a bike path that easily connects downtown and other parts of Uptown and Knox Henderson with easy access to more trails. Walking: The Park at Katy Trail is located in an ideal walkable part of Uptown Dallas, directly adjacent to the Katy Trail and steps from Turtle Creek Park. Driving: The Park at Katy Trail is within a 7-minute drive to Downtown Dallas and popular attractions including American Airlines Center, AT&T Performing Arts Center, Dallas Museum of Art, Winspear Opera House, Klyde Warren Park, and so much more. Dallas Love Field (DAL) airport is 10 minutes and Dallas/Fort Worth International Airport (DFW) is 20 minutes by car. We are also connected to major employment hubs throughout the Dallas–Fort Worth Metroplex (DFW) with easy access to Dallas North Tollway, US-75 (North Central Expressway), I-35E, I-345 / I-45, and Woodall Rodgers Freeway (Spur 366).

Light Rail: The Park at Katy Trail is conveniently located less than a mile from the DART light rail Cityplace/Uptown Station on the DART Red Line. The only underground station on the DART system, it provides access to the Uptown area and can be taken to downtown Dallas to access all four lines – Red, Blue, Green, and Orange – that serves 65 stations in nine cities across the Dallas–Fort Worth Metroplex (DFW). What is your smoking policy?

The Park at Katy Trail is a smoke-free community. Smoking is prohibited in all apartment homes and common areas.
