 APPLICATION AND LEASING

How do I apply for an apartment?

Applications can be submitted through our online portal once you select your preferred floorplan. Our leasing team is always ready to answer questions and guide you through the process. 

What documents are required?

You’ll need a valid ID and proof of income to verify eligibility and ensure a smooth leasing process.

What are the income requirements?
To qualify, income should generally be at least three times the monthly rent amount. 

What are the lease terms for your apartments?
Flexible lease terms range from 13 to 16 months. Breaking a lease is possible; contact our leasing team to discuss options.

How do I renew my lease?

Our team will send you a renewal notice 90 days before your lease expires. To renew your lease, please email us at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go, but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed. Breaking a lease is possible; contact our leasing team to discuss options.

Is renters' insurance required?

Yes, renters' insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy.

Does The Park at Katy Trail offer affordable housing options?

The Park at Katy Trail does not participate in an affordable housing program at this time.

 MOVE-IN AND MOVE-OUT SUPPORT

Are there move-in or application fees?

Yes, an application fee is required. Contact the leasing office for current fees and any available promotions.

Are there services to help with the move-in process?

Freight elevators, loading docks, and moving dollies are available. Coordinate with the leasing office to ensure a smooth move-in.

How much notice is required before moving out?

The leasing team will contact you 90 days before your lease is set to expire. A 60-day notice is required before moving out. Be sure to submit your notice in writing to the leasing office.

Are there any restrictions on decorating or modifying the apartment?

Feel free to personalize your apartment. Any modifications require prior approval and may affect your security deposit.

What is the process for moving out?

When you're ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect it and determine any damage and required repairs.

How long does it typically take to receive the security deposit refund?

Security deposits are refunded within 30 days after inspection in the form of a check.

FEES, PAYMENTS, AND UTILITIES

How much is the security deposit?

The security deposit varies by apartment: $150 for one-bedroom and $250 for two-bedroom apartments. 

When is my security deposit due?

The security deposit is due when you apply for your new home.

Are utilities included in the rent?

Utilities are not included in the rent at The Park at Katy Trail and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up their utilities prior to moving in.

How can I pay my rent?

You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.

Are there any other monthly fees, such as monthly amenity fees?

There is a monthly amenity fee for pest control, package management, trash service, and other services provided.

 PARKING AND TRANSPORTATION

Is parking available? Is there an additional parking fee?

Yes, we offer secure gated garage parking for residents. Visitors and guests can park in the designated spots in the garage. Residents, guests, and visitors are required to register their vehicles to avoid towing.

Are there any restrictions on overnight guests?

Overnight guests are welcome, but must park in the designated guest spots and register their vehicle to avoid towing (subject to change).

Are there EV Charging stations?

Yes, we have universal Tesla Charging stations available in our garage for resident use.

 Walk, bike, or drive to Uptown Dallas hotspots. Less than a mile from the Cityplace/Uptown DART station for convenient access across Dallas–Fort Worth.

MAINTENANCE AND REQUESTS

How do I submit maintenance requests?

Maintenance requests can be submitted through the Sight Plan app. For urgent issues, please call our emergency maintenance team at (214) 838-0400, available 24/7 to ensure timely assistance.

How quickly are maintenance issues addressed?

Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.

Is the Park at Katy Trail a pet-friendly apartment community?

Yes, The Park at Katy Trail is a pet-friendly community that allows both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details.

Is there a pet deposit or a monthly pet fee?

Yes, there is a required pet deposit along with a monthly pet fee. The exact amount depends on the type and number of pets. Contact the leasing office for specific fees. 

What is the pet policy for specific breeds or sizes?

Certain dog breeds are restricted at The Park at Katy Trail, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions.

What on-site amenities do you offer to accommodate pets?

Take your leashed dog along the 3.5-mile Katy Trail, which is directly accessible from our apartment community. Mutts Cantina in Uptown, just a short walk away, is a dog-friendly restaurant and dog park where you can enjoy food and drinks with your pup on the patio. They even offer doggie snacks and treats, so everyone’s happy!

The Park at Katy Trail is a smoke-free community. Smoking is prohibited in all apartment homes and common areas.

Yes, quiet hours are observed from 10 PM to 8 AM to ensure a peaceful environment for all residents.

How do I report a noise complaint?
